A mixed-use development in Lewisville is adding a slew of new food & beverage spots: The Realm at Castle Hills, a 324-acre mixed-use development along SH 121 in Lewisville, is expanding its eating and drinking lineup with beer, pastries, coffee, pizza, gelato, tacos, and more.

According to a release, eight new concepts will come to the development. Once complete, The Realm will be almost an entire city unto its own, with 5,000 multifamily units; 1.5 million square feet of retail, office, & restaurants, a boutique hotel; a trail system, and an outdoor entertainment space.

The goal: To. position The Realm as a destination for shopping, dining, and entertainment.

“We’re excited to be able to offer a range of options to the surrounding area,” says Britton Lankford, development manager for Bright Realty. “We’ve created a dynamic hub at The Realm, and as foot traffic increases, it’s indicative of the vibrant community we have here.”

New openings coming soon include:

RT Bakery: The 1,507-square-foot European-style bakery will offer a variety of pastries and coffee.

These new retailers will join current Realm tenants the Food Network-featured The London Baker; Little India, Indian grocery store and fine dining restaurant; Mochinut, a combination of an American doughnut and Japanese mochi; and Grimaldi’s Pizzeria, offering coal fired, brick-oven pizza and calzones.

Plus other recent additions that include bagels, ice cream, Mexican food, and brunch:

Marble Slab Creamery/Great American Cookies: Indulge in freshly made small-batch ice cream and cookies. The 1,600-square-foot shop offers ice cream cakes shakes and cookies!

Bagel Bar: Enjoy handcrafted bagels, tasty spreads and a variety of beverages in the 1,186-square-foot retail space.

Ked’s Artisan Ice Cream & Treats: Local boutique ice cream shop serves in regular and exotic flavors plus crepes, waffles, coffee, and boba tea. (There’s also locations in Plano and Frisco.)

Cocinero Mexican Restaurant: Restaurant serves Mexican, Tex-Mex, as well as American basics like burgers, plus a full bar, in a 3,800-square-foot space.

Bluebonnet Brunch House: A 2,479-square-foot eatery known for its cozy atmosphere and delicious breakfast and brunch offerings.

The London Baker is an English-influenced bakery that recently opened a new location in The Realm in Lewisville. This spot serves the full slate of coffees, teas and pastries we’d expect in any Dallas cafe, along with British favorites, which is what attracted us. Google on June 10 celebrated scones, the classic British afternoon tea treat, so, naturally, we went hunting.

Piloting this concept is baker Elizabeth Rowe, a wedding cake designer whom you may know from the Food Network show Cake Wars. Rowe opened the first London Baker location in Lewisville in 2018 at Castle Hills.

The large cafe has high ceilings, big plush booths and lounge seating centered on a faux (but cute) fireplace. Walls are bathed in a trendy bluish-gray hue illuminated by a mix of gold chandeliers, straddling the line between posh and classy.

Lattes are served in All Hail the Queen mugs (we won’t tell them if you don’t), and pastries are served on real plates, not just shoved in a paper sleeve. All very proper.

The craft espresso menu uses beans from Dallas’ own Cultivar. The caffeinated options here are extensive. From lattes (such as the crème bru-latte and butterbeer latte) to mochas, cappuccinos and macchiatos, we counted 17 different options, flavored with from-scratch syrups. All are served hot or iced, your choice. Frappes? Check. English teas? Of course.

Our heads spinning with the plethora of choices, we finally settled on the nonalcoholic vanilla whiskey latte ($6), honey lavender latte ($4.70) and honey rosemary latte ($4.70). All were iced, and all had varying degrees of flavor. The whiskey latte had a subtle hint of whiskey, the rosemary latte was even more subtle, and the honey lavender was the most noticeably flavored of the three. But we enjoyed them all.

We tried three of the six scones available: the bacon and cheddar ($4), sun-dried tomato and Parmesan ($4) and, for a sweet touch, the lemon blueberry ($3.75). Also offered are the classic English, strawberry and cream, and Earl Grey and lavender. The savory sun-dried tomato and Parmesan scone was the biggest crowd-pleaser at the table.

But the show-stealer this afternoon was the country sausage pasty pillow ($4). Flaky dough encases a warm center of sausage gravy. This creation had us right back in line, where we promptly wiped out the last three in the case, getting them to go so we could have them for breakfast the next day. We also recommend the croissant-wrapped sausage roll ($4.50) and spinach and feta Danish ($3.85), but truth be told, everything in the case was enticing.

Like the drink menu, the snack options here are plentiful. Artisan deep dish cookies, cupcakes, cake truffles and brownies are available, as are breakfast items like a bacon, egg and cheese muffin sandwich topped with poppy seed glaze and Westminster waffle cakes served with a house-made syrup.

Perfectly centered northeast of Fort Worth and northwest of Dallas, and just five miles from the Dallas-Fort Worth airport, the City of Lewisville has become a hot spot for businesses looking to relocate to North Texas.

In recent years, the city has attracted a variety of companies in the advanced manufacturing, biotechnology and life sciences sectors, as well as the e-commerce and data centers industries. Castle Hills, a mixed-use community slated to be annexed by Lewisville in the near future, offers newcomers an upscale place to live, work and play.

The magnetic draw of Castle Hills 

Located on the city’s northeast side, with direct access to the Sam Rayburn Tollway, Castle Hills is a 2,900-acre master-planned, mixed-use community. Developed on land owned by the family of H.R. “Bum” Bright, the former owner of the Dallas Cowboys, Castle Hills welcomed its first residents in 1998.

Lewisville has had an agreement with the Bright family since 1996 for the future annexation of the Castle Hills community. That annexation is scheduled to be completed in December 2021.

“The Bright family’s vision for Castle Hills was a walkable community, along with parks, schools and other amenities that people could enjoy,” said Eric Stanley, president of Bright Realty. “Most of the residential portion of Castle Hills features upper-end, decision-maker housing.”

Castle Hills includes Enchanted Hill, an exclusive golf course community of custom-built homes; the homes at Northpointe; Castle Hills Village Shops and Plaza for dining, shopping and events, as well as other product types for other demographics; The Lakes, an 18-hole championship golf course; the Crown Centre office and mixed-use development; and the community’s newest project — The Realm at Castle Hills, a 324-acre mixed-use development.

Currently under development, the $1.5 billion Realm at Castle Hills includes Discovery at the Realm, an approximately 750-unit gated luxury apartment complex; Valor at the Realm, an even more luxurious 260-unit apartment complex geared towards corporate relocation residents; Sojourn, an 80-unit, five-story luxury development of one-level condominiums with boutique-style retail shops on the ground floor; and Cottages at the Realm Castle Hills, 72 upscale, single-family rental homes in a gated development; along with Offices at the Realm and a variety of retail and restaurant options.

The area has been designed as a live-work-play environment. The community includes pools, hiking and biking trails, a lake with a waterfall and beach, outdoor fountains, dog parks, fitness centers, a yoga studio, a clubhouse and art features.

Despite the uncertain environment due to Covid-19, Castle Hills has continued to thrive. The last houses at the Cottages at the Realm were just completed a few months ago, and the development is over 90% leased. Throughout the entire community, the homebuilders are running out of lots to build on. “I’m starting the last large, single-family lot development section, and then we will explore pockets for future single-family lots,” Stanley said. “Sales are brisk in all of our product types.”

“Master-planned communities typically weather economic downturns better, and we’ve built what we believe is a very nice neighborhood community with all of the amenities someone would need,” he said.

Venturing outside of Castle Hills, residents can enjoy 119 restaurants and bars, 92 retail stores and 13 gyms and fitness centers within a three-mile radius.

In filling out the tenants in the Offices at the Realm, Bright Realty targets companies that need to be near the airport or Frisco’s North Platinum Corridor (formerly the $5 Billion Mile), as well as the highly educated workforce in Lewisville, Plano, Frisco, Carrollton and the Colony. The nine-story, 280,000 square-foot Offices at the Realm One, which opened in October 2019, is 80% leased. The four-story, 109,000-square-foot Crown Centre office building was just recently completed and is starting the leasing process.

Planned annexation to benefit both Lewisville and Castle Hills

Currently, Castle Hills is part of Lewisville’s extraterritorial jurisdiction (ETJ). “We’ve worked with Lewisville on a number of their corporate relocations,” Stanley said. “Over 20 years of working with the city, the relationship between the developer and Lewisville is as good as it can be, so even though we’re not officially part of Lewisville yet, we collaborate because it will ultimately benefit all of us.”

For the city, one of the benefits of Castle Hills is the single ownership of the community’s land. “We can get very creative because we own the land and have the ability to put in the public improvements that are required to attract businesses and help them with their overall development,” Stanley said.

When the annexation is complete, in addition to having another strong feature to offer to companies looking to relocate, the City of Lewisville will grow from its current population of over 115,000 to between 140,000 to 145,000 people, making Lewisville one of the 25 largest cities in the state of Texas.

The newest phase of Discovery at The Realm will feature two 4-story over podium buildings with 312 luxury apartments and high-end amenities such as a dog park with bench seating, a second fitness center and flex work-out/yoga room, bocce ball court and landscaped, outdoor seating areas with barbecue grills, fire pits and water features. The property will also include an extensive trail system that connects to the current Discovery trail system and, upon completion, will connect to the much larger system throughout The Realm at Castle Hills community.

In addition to its luxury amenities, Discovery at The Realm is equipped with an award-winning Variable Refrigerant Flow (VRF) heating and cooling system. The system was recognized in 2018 by the National Association of Home Builders for its “Game Changing Technology” in energy efficiency.

This phase of construction in the Castle Hills area complements several other projects currently underway or planned in Castle Hills:

• Phase I of The Realm at Castle Hills, Offices at The Realm, includes a nine-story development currently leasing office and first-floor restaurant and retail space.
• Phase II of The Realm at Castle Hills, currently under construction, features a 260-unit, 5-story apartment community with ground-floor restaurant and retail space. The first units are expected to deliver in late 2020.
• Sojourn at The Realm is an 80-unit condo project under construction and pre-selling now.
• Cottages at The Realm is a unique, all new rental home community that is now leasing three- and four-bedroom houses.
• Crown Centre is a planned mixed-use development that will include a corporate campus, apartments and retail.
